The Advantages of Prefab

“Prefab” might not mean what you think it does…Unless you think it means greener building solutions in every sense of the word!  A prefabrication building system is better for the environment, and better for your budget.  In fact, in many other parts of the world, some sort of prefab housing is the standard, instead of the cutting edge.

In North America over the past few years, prefab home kits – which are packaged homes that can be shipped around the world – and home package building which is completed here in BC by our licensed build team, have become recognized as one of the most environmentally friendly, custom building processes that can used.  It truly does combine quicker build times with higher quality and does not have to come at an increased cost.

Below are just a few of the many advantages of our prefab building system.  No matter what your reason for choosing us, you can still enjoy all the benefits.

1

Save on Lead Time

Prefabricated homes can be assembled and built faster because a large portion of the labor is completed in our factory. While the wall panels are being built, your site can be prepared, and the foundation poured and ready. There is no other build method where these things can happen simultaneously.

2

Save on Framing Time

Once the site is prepared, the actual assembly of the panels can be completed in days rather than the weeks required for traditional framing methods. The result? Your entire project moves along faster – and if you’re paying for other accommodation or bunking with family while you’re waiting to live there, or even waiting to generate revenue on a commercial property, these weeks or months will matter to you!

3

Budget Control

Each Ajia Home Package includes all framing, structural beams and walls, rafters and soffits, facia, siding, doors, and windows to a fully finished exterior that can be locked. This is often referred to as the lock-up stage. Each complete package is priced out before we start meaning there are no contingencies to worry about, and no cost overruns. The price you are quoted will be the price that you pay – isn’t that a welcome change!

4

Quality Control

Our facility has a huge build table to allow for each panel to be laid out flat and level before it’s joined together. The quality is not affected by weather or limited by wall height and every panel is put together the same way, every time. Counts, cuts, dimensions, and angles are computer-generated, saving time and eliminating onsite fabrication errors, so quality control is assured.

5

Less Exposure to Weather

Because we are ready when you are, your prefabricated wood panels won’t be sitting on site for weeks as the build progresses. Traditionally built stick-frame building materials and partially finished structures spend weeks or months exposed to the weather. In BC that means rain and often snow! The prefab process minimizes the time between the first panel being nailed to the foundation and the roof going on. Waterproofing happening faster means that your walls are not insulated and wrapped when they are still full of moisture.

6

Environmentally Friendly Process

Prefabrication is the way to minimize waste and disposal. When a piece of lumber is cut, the unused piece is re-shelved for use again in a different panel or even job. The size of the pieces that we can’t use is minimal as is the material waste on site. If a piece of lumber is not of high enough quality for a home, we repurpose it to be used for crating and shipping, and then once on site it can be used for bracing or anything else.

7

Cost Effective

Material cost is reduced through volume buying of material and our onsite weather protected storage. This means fewer deliveries. Additionally, projects are designed using an ingenious software that produces exact material take-offs. Waste and overages are negligible, so each piece of material goes farther.

8

Easy Planning

When your home goes into production it’s built, completed and ready when you are. That makes planning easy. You won’t have to wait. And knowing when the lock-up stage will be finished means that scheduling the subsequent trades such as plumbing and electrical can be done in advance thereby ensuring priority scheduling and with that, your project runs more smoothly.

9

Easy Construction

Panels and pre-cuts are automatically coded and labeled in production drawings. Sections and components easily fit together like “ABC” reducing the amount of skilled labor required. This also allows us to ship our home packages to other locations around the world, for any experienced builder to assemble.

10

Site Security

Your prefabricated wall panels are built exclusively for your home – they are of no use to anyone else, so they have less chance to disappear from your job site. And if you’re paying for fencing or security services, once your home is at the lock-up stage they aren’t usually be required. The shortened build cycle will minimize the security expense.
