Step 1: Assessment
Initial consultation and document exchange regarding your property details; zoning requirements, site access, lot size and general budget estimates.
Step 2: Design & Design Contract
SURVEY REQUIRED at this point. Upon successful confirmation of the build ability of your lot, the next step is to enter into a Design Contract and placing a DEPOSIT of $10,000 CAN. The design contract is a simple agreement for you to engage AJIA to customize a plan to suit your lot and lifestyle requirements. You are not committed to buying your home package from AJIA at this point, you are just agreeing to pay for design drafting hours to complete your personal plan. We do the interior and exterior design and engineering for you saving the steps of having to engage engineers and designers/architects on your own.
Step 3: Material Selection
At this stage customers select material choices for exterior finish such as siding, trim boards, roofing, exterior doors, windows, & decking etc.
Step 4: Pricing of Fixed Price Standard Package & Budget Planning
AJIA presents the FIXED PRICE FACTORY PACKAGE & then begins the BUDGET PLANNING PROCESS, which incorporates the interior design and construction side as well as the customer’s wish list of items. Our construction services team helps guide you through the general pricing of various aspects of your home build using a budget template. Budget Transparency is AJIAs goal and Owners control their own budget.
Step 5: Engineering & Permits
If customers approve the FIXED PRICE PACKAGE & General Budget Template and are prepared to order their home, the plans are then engineered and permit sets are prepared and provided 2 weeks after the signing of the CONSTRUCTION MANAGEMENT AGREEMENT.
Step 6: Construction Management Agreement - 50% of Package to Order
The construction management agreement is our official document detailing the terms and conditions of supplying our STANDARD FACTORY PACKAGE & the COMPLETE HOME BUDGET to you. A 50% DEPOSIT on the Factory Package Only is required to place the order.
Step 7: Production Begins on House Package
A Project Manager is then assigned and takes over the workflow of the HOUSE PACKAGE and ordering of all the materials needed. The order goes to the production floor and is typically constructed and ready for delivery in approximately 6 weeks.
Step 8: Quote for Shipping of House Package
Getting your Custom Prefab home to your site can be done in many different ways. Having good access to your property is key in receiving your AJIA Factory Package. Other Options are also available. AJIA logistics seeks the most economical transport quotes available.
- The most common method for delivery for AJIA Factory packages is by truck. Trucking quotes are provided by AJIA.
- For homeowners building on islands, a combination of truck and barge and or truck and ferry depending on access.
- For homeowners who are building in remote locations, a helicopter is often used to get the Factory Package onto the jobsite. This can be a very efficient and cost effective option surprisingly.
Step 9: Site Preparation & Foundation
Once the building permit is issued, the current home on the lot is then demolished, or the lot is prepped for foundation, adding in septic system and proper drainage. Foundation is installed.
Step 10: Construction Management Agreement - 50% Balance of Package
When customers are ready to receive the Factory House Package, the remaining 50% BALANCE of the HOUSE PACKAGE is due prior to delivery.
Step 11: House Package is Shipped with Assembly
The House Package then leaves the AJIA Factory Yard property stacked and crated with all the materials that have been manifested and ordered.
Step 12: AJIA Crew Assembles Home to Lock Up
AJIA CREWS receive the Factory House Package and begin the assembly of the home and complete the entire exterior lock up of the Factory Package.
Step 13: Pre-Electrical/Plumbing Meeting
At this stage the AJIA CREWS have completed the exterior lock up of the house and the interior is now open studs ready for rough in electrical and plumbing. Meeting with our construction team to go over interior design, lighting plans, and interior finish is crucial before finishing the interior walls and floors.
Step 14: Kitchen & Bathroom Layout
Kitchens and Bathrooms are the most important rooms in the home. Our construction team will then meet with you to review your interior floor plans, kitchen and bathroom cabinet layout and do any last minute changes now that you care physically in the space.
Step 15: Quality Inspection
At this stage, the home is almost complete. Our AJIA Construction Manager will now take you through the home and demonstrate how to use all the systems, and walk through the quality workmanship of the home.
Step 16: Completion & Home Owner's Warranty
Now that your home is complete, our AJIA representative assists with achieving your occupancy permit and then provides you with the keys to your new home. The Home also falls under the Home Owner’s Warranty Program insurance for the 2-5-10 year period.
